FishHawk Ranch Residents are 20 Cents Richer

The FishHawk Community Development District agreed to decrease the annual assessment by 20 cents.

FishHawk Ranch homeowners will have 20 extra cents to spend, thanks to the FishHawk Community Development District.

According to an article in the October edition of the Osprey Observer, the CDD agreed to decrease the annual assessment by 20 cents.

CDD fees are collected as non-ad valorem assessments and appear on the homeowners' property tax bills. The assessment includes an operations and maintenance fee and an annual fixed capital assessment to repay bonds sold by the CDD to finance community infrastructure and facilities.

The operation and maintenance assessment for each home is $808.01, a reduction of 20 cents from last year. The total assessment, depending on whether the homeowner is in a single-family home or a townhouse, ranges from $1,119.74 to $1,292.01.

  • The CDD is responsible for:
    • Off-site road improvements, streets, sidewalks, street signs and street lighting. This will be transferred to the county for maintenance
    • Water management, including main line irrigation, lake and water control structures
    • Conservation areas
    • Water and sewer facilities, which will be transferred to the appropriate franchised utility
    • Landscaping and entry features
    • Amenity areas (pool and clubhouse)

    District manager Eric Dailey attributed the decrease to a careful job managing the fees and instituting energy-efficient improvements such as installing lower-watt bulbs and regulating the temperature of FishHawk facilities based on use.

    The next Fishhawk II CDD meeting will take place Oct. 17 at 2 p.m. at the Palmetto Club, 17004 Dorman Rd., Lithia. The next FishHawk I meeting will take place the same day and location at 4:30 p.m.
